Development Project Manager, Data Center Development
About the role
What You'll Do
CoreWeave's Strategic Programs and Global Expansion organization delivers the physical capacity behind The Essential Cloud for AI. Within it, the Self-Development group carries sites from acquisition through construction handoff: diligence, entitlements and permitting, pre-development design, utility coordination, and the budget, schedule, and risk controls that bring a site to construction start. The team is small, experienced, and accountable for the critical path on projects that enable CoreWeave's compute growth.
About the Role
This role manages day-to-day execution for assigned self-development sites, partnering with the Principals who lead development strategy and key commercial decisions. You will maintain integrated schedules, track budgets and risks, coordinate internal teams and external consultants, and prepare each site for construction handoff. Principals retain accountability for investment recommendations, material budget and schedule changes, and development decisions.
- Manage integrated project delivery for assigned self-development sites from acquisition through construction handoff, coordinating internal functions and external parties against agreed milestones and dated deliverables.
- Build and maintain the integrated project schedule, including the critical path, milestone exit criteria, dependencies, and deliverables across contributing teams.
- Maintain the Owner's Budget through handoff, including cash flow forecasting, variance reporting against approved capital, and escalation of changes requiring approval.
- Coordinate entitlement and permitting workstreams with development leads and external consultants, maintaining the permit matrix, submittal schedule, and approval dependencies, and supporting relationships with authorities having jurisdiction (AHJs).
- Coordinate diligence and closing workstreams with Legal and technical leads - including title, survey, geotechnical, and environmental reviews - tracking conditions precedent through satisfaction or approved waiver.
- Coordinate delivery across Design, Construction, Power, Legal, Environmental Health and Safety, and Corporate Affairs and Government Affairs, running site meetings and maintaining action logs with named owners and dated commitments.
- Maintain the site risk register, track mitigation actions with named owners, and escalate issues against defined thresholds.
- Prepare executive-facing status reports and maintain a consistent source of truth across project trackers, pipeline reporting, and site records.
- Coordinate pre-construction consultant scope, onboarding, statements of work, purchase orders, and invoice validation within established approval processes.
- Coordinate handoff to Construction against defined exit criteria: site control closed; permits secured or sequenced with dated approvals; budget and schedule baselined; risk register transferred with named owners; required utility agreements executed; and documentation and system access transferred.
Who You Are
- 5+ years of relevant project or program management experience in data center, mission-critical, or large-scale capital development, preferably on the owner's side.
- Demonstrated ownership of significant pre-construction workstreams, including integrated schedule management and budget tracking for land acquisition, site development, or construction readiness.
- Working knowledge of entitlement and permitting processes, including AHJ submittals and approval sequencing.
- Experience coordinating due diligence workstreams - including title, survey, geotechnical, and environmental reviews - and tracking closing requirements.
- Proven ability to drive follow-through on agreed deliverables across internal teams and external parties without direct authority.
- Proficiency with project controls and reporting tools such as Smartsheet, Microsoft Project, Primavera P6, or equivalent, and the ability to turn project information into clear executive reporting.
- Experience coordinating consultant agreements, statements of work, purchase orders, and invoice validation.
- Sound judgment in identifying risks, managing dependencies, and escalating decisions to project leaders.
- Bachelor's degree in engineering, construction management, real estate, or a related field, or equivalent practical experience.
- Willingness to travel to project sites as required.
Preferred Qualifications
- Experience supporting development of greenfield, brownfield, or powered-land data center sites at 25 MW and above.
- Familiarity with local permitting and utility processes and their sequencing.
- PMP or equivalent formal project management certification.
- Experience establishing or improving project controls and reporting processes.
- Experience transitioning work from external consultants or contract resources to an internal team.
