About the role
An exciting opportunity has arisen for a Workplace Assistant to join JLL's Integrated Facilities Management business. The Facilities Assistant will assist the Facilities Manager with operational activities in accounting and finance, maintenance and operations, vendor oversight, purchasing of material, equipment & supplies. The Facilities Assistant is also required to provide administrative support to the team.

Handyman（總務技術人員／點工）
•
影印紙張管理與派送
：負責影印區（Copy Point）的紙張管理與補充，並於需要時更換碳粉匣。
•
家具與隔屏預防性維護
：定期檢查並維護辦公家具與隔間板。
•
門窗及五金維護
：負責門扇、窗戶及其五金配件的日常維護。
•
小型家具與設備搬移
：於工作時間內，協助進行小規模的家具/設備搬遷與位置調整。
•
室內維護
：視需求進行牆面補漆及各項微型修繕。
•
辦公空間整備
：為新進進駐人員提前準備與整理辦公空間。
•
公共區域影音設備基礎維護
：負責公共區域影音設備的日常輕度維護（如更換燈泡、設備測試）。
•
日常木作工程
：處理日常木工事務，例如安裝新鎖、檢查地檻/關門器、維修配件、固定佈告欄與家具等。
•
地板修繕
：負責磁磚、地毯、超耐磨地板等各類地面材質的修復。
•
照明設備更換
：更換伸手可及的燈具、螢光燈管或普通燈泡。
•
電氣開關與插座修換
：依需求更換或修理損壞的電源開關與插座。
•
延長線與多孔插座配置
：更換、延長或重新調整多孔電源延長線的位置。
•
水管微漏修復
：修理室內冷熱水供水管及排水管的微度滲漏。
•
通渠與排污疏通
：負責洗手台與馬桶的疏通（需與大樓管理處 BMO 協調配合）。
•
馬桶沖水把手調整
：調整或更換馬桶沖水把手（需與大樓管理處 BMO 協調配合）。
•
馬桶座墊調整
：調整或更換鬆動的馬桶座墊（需與大樓管理處 BMO 協調配合）。
•
協助貨物驗收
：根據需求協助收貨與進貨事宜。
•
完成內部座位調整與搬遷
：負責執行並完成公司內部的辦公位置變更與組織搬遷。
•
內部海報與布條更新
：根據要求更換、更新內部的宣傳海報或橫幅布條。
•
視訊會議設備維護
：需具備場地視訊會議設備的操作與基礎運作知識。
•
CMMS 系統工單跟進
：確保所有登錄於電腦化維護管理系統（CMMS）中的工作，皆能落實服務水準協議（SLA）在時限內完成，並即時更新系統狀態。
- Manage and dispatch paper for copier (copy point), replace toner when needed
- Preventive maintenance of furniture and panels
- Doors and hardware
- Minor furniture/equipment moves and rearrangements during working hours
- Interiors: Touch up paint walls as needed, small repairs.
- Office space preparation for new occupants
- General light maintenance of common area audio visual equipment. (change bulbs, testing)
- Attend day-to-day carpentry works like fixing the new locks, checking door closures, accessories, fixing of boards & furniture, etc.
- Repair of floors: tiles, carpet, laminates, etc.
- Change accessible lamps, fluorescent tubes or light bulbs
- Replace and repair as required damaged lights switches and sockets
- Replace, extend and/ or relocate electrical multi-block supplies
- Repair small leaks in domestic hot & cold water supplies and waste pipes
- Unblock sinks and WC's
- Adjust and/or replace WC flushing handles
- Adjust and/or replace loose toilet seats
- Assist as required good-in
- Completion of internal churn
- Updating as required the internal posters/banners
- To have knowledge of onsite video conferencing equipment
- To ensure all jobs logged onto CMMS are completed in a timely manner as per the SLA and the system updated
