About the Role

We have an exciting opportunity for a

Property Specialist

based in our Brisbane Head Office.

Responsibilities include, but are not limited to, the following:

  • Coordination of leasing activities across a commercial property portfolio (including leasing vacancies, rent reviews, option renewals)
  • Negotiation of new leases, lease terms or required changes with landlords or subtenancies
  • Coordination of maintenance activities (including collaboration with our Maintenance team and CAPEX recoveries, where applicable)
  • Developing and maintaining strong relationships with landlords and subtenants
  • Engaging third parties to facilitate market analysis and/or valuations
  • Monitor expense and revenue invoices relating to the Property portfolio, identifying opportunities for continuous improvement of maintenance spend
  • Ensuring compliance adherence with all lease and industry commitments and obligations
  • Reconciliation of rent, outgoings and subtenancy management
  • Collation and preparation of reporting, where required
  • Work with the wider business to form recommendations around capital works, including capital recovery from landlords, where applicable
  • Work collaboratively with stakeholders to prepare business cases for Capital Expenditure and assisting in developing Capital approvals documentation
  • Work with internal stakeholders to ensure excellent communication of Property works and efforts across Retail sites

About You

Knowledge, skills and experience

  • Possesses strong knowledge of commercial leasing and lease administration across a large scale retail, or retail service station environment (preferred)
  • Communicates clearly with internal stakeholders to coordinate property and maintenance works across a commercial property portfolio
  • Demonstrated experience coordinating compliance, maintenance and day-to-day commercial property portfolio activities
  • Applied knowledge of capital expenditure processes, including business case preparation and approvals documentation
  • Identifies opportunities for continuous improvement in property management operations
  • Strong organisational and financial management skills
  • Manages maintenance budgets, cost controls, and invoice approvals effectively
  • Collaborates effectively across departments to support strategic business goals and operational standards
  • Understands OEHES (Occupational, Environmental, Health, and Safety) standards and ensures compliance across all activities
  • Promotes Operational Excellence by driving OEHES awareness and compliance with HES policies and local regulations
